Is a Beetle Certificate Required in Cape Town, Western Cape?
The Western Cape and KZN regions are coastal Provinces that requires a Beetle Certificate. You (the seller) are responsible for providing a valid WDO or Beetle Certificate to the Buyer.
This is usually a clause in the Deed of Sale document which states you will provide a valid beetle-free certificate before transfer is finalised.
How much does a beetle certificate cost?
Depending on the size of the property, but a standard domestic property of 100m2 or less will be in the region of R650 and up to as much as R1500 depending on the location of your property and the size.
The inspection will include all exposed timber to be inspected by a qualified certified PCO with a valid P-number. Any covered or inaccessible timber cannot be accounted for.
What is a beetle compliance certificate?
A Beetle Compliance Certificate is needed to support the sale of a property to ensure it is free of any infestation of wood-destroying organisms (WDO). Commonly known as a Beetle Certificate of Compliance, means the property has been inspected within 3 months and is free of any wood destroying insects of organisms.
If the property has been inspected and deemed free of any WDO, the inspector will issue the beetle certificate immediately upon payment. Both the seller and the inspector are required to sign the beetle-free certificate.
Is a beetle certificate required for sectional title?
Beetle-Free or WDO certificates are usually not required for sectional title properties. Also, if the property is situated inland where beetle/wood borer problems are less common than in coastal areas such as the Western Cape or Kwazulu-Natal regions.
In the Western Cape the Banks and insurance companies will request a Beetle-free COC certificate on transfer since the Western Cape is still known to have beetle infestations in certain areas.
How long is a pest control certificate valid in South Africa?
The WDO certificate (also referred to as a Beetle Certificate) is valid for 3 months. A WDO beetle-free COC is not to be confused with a Pest Control Certificate.
A Pest Control Certificate is where a Pest Controller inspects your premises for the presence of active public health pests; i.e. Cockroaches, Flies, bed bugs, Ants or Rodents, etc.
How long is the beetle certificate valid for?
A beetle free COC or Wood Destroying Organisms Certificate, is only valid for three months from the date it was issued.
How is a beetle inspection done?
A qualified PCO visits your property and inspects all the timber for active Wood Destroying Organisms. He uses a torch and thoroughly inspects all the exposed timber. Timber that has been painted over or covered with carpet cannot be accounted for.
Timber that is located in inaccessible areas cannot be accounted for. An inaccessible area is where the PCO cannot reach it with a standard ladder.
The beams and trusses in the roof are to be inspected for active WDO. Once the inspection is completed, you pay the PCO, sign the inspection report and the Beetle compliance Certificate is issued immediately.
